  • Your initial consultation may take place on site, over the phone, or via video call, according to your preference, and is offered entirely without obligation. This first meeting is an opportunity to discuss your brief, aspirations, and ambitions for the project in depth, while also allowing you to gain an understanding of our studio, our process, and the thoughtful, highly tailored approach we bring to every project.

    Following this, and once we have a clear understanding of the project scope, priorities, and budget, we will provide a bespoke fee proposal setting out our professional services, indicative timeframes, and a clear framework for the journey ahead.

    From this informed and highly considered foundation, design ideas are carefully conceived, explored and refined—shaped by your vision, the character and constraints of the site, and the relevant planning, regulatory and contextual requirements.   • During the Design Development stage, the project is advanced with greater depth, precision and sophistication, with a particular emphasis on the interior experience. We prepare a refined suite of detailed plans, sections, elevations and immersive 3D views and walkthroughs, allowing both architect and client to develop a rich and informed understanding of how each space will be realised. This phase is an opportunity to further test, curate and elevate the design, ensuring every material, proportion and detail is considered with care, coherence and refinement.

  • Following client approval of the design, we will, where appropriate, coordinate a pre-application meeting with the planning authority and curate a meticulously prepared Town Planning submission for your project. This submission is carefully assembled to present the proposal in its strongest possible light, and typically includes a refined suite of plans, elevations, sections, diagrams, site analyses, specialist studies, reports and all supporting documentation required for lodgement.

    We will formally lodge the application on your behalf and act as your trusted representative throughout the planning process. From managing correspondence with the planners to responding to any requests for further information, we oversee each stage with diligence and care, while keeping you regularly informed of progress so the process feels seamless, transparent and expertly handled.

  • Where required, we will represent you in meetings with the relevant authorities, adjoining owners and other key stakeholders, and prepare any supplementary drawings, reports or documentation required to satisfy additional authority requirements with efficiency and precision.

  • This stage typically commences once the Town Planning Permit has been secured. We then advance the documentation for the Building Permit, refining and expanding the drawing package with the additional detail required for construction, alongside the preparation of specifications and schedules to ensure the project is comprehensively resolved. The application is formally lodged by us on your behalf, and we continue to act as your agent throughout the process, providing regular updates and clear communication at every stage.

  • We will work closely with you to determine the most appropriate approach to tendering or builder selection, offering considered advice on the process best aligned with your project, priorities and expectations. Once your preferred builder has been appointed, we can assist with contract negotiations where required and carefully prepare the contract documentation for execution, ensuring a seamless and well-managed transition into construction.

  • Should you wish, we can administer the building contract throughout the construction phase, acting as your advocate to ensure the project is executed with precision, integrity and exceptional attention to detail. We provide regular, carefully considered updates on programme, cost and site progress, offering complete transparency and reassurance as the vision for your project is brought to life.

    During construction, we undertake periodic site visits to review the works in relation to the contract documentation and to help safeguard the quality and consistency of the finished result. In close collaboration with the builder, we provide guidance on workmanship, material selections, detailing and overall quality control, ensuring the design intent is upheld and that every element is realised to the highest possible standard.
